South African Student Accommodation Impact Investments (Pty) Ltd (SASAII) develops and manages affordable, purpose-built student accommodation (PBSA) in South Africa.

Structured as a holding company, not a property or private equity fund, SASAII mobilises global and local institutional capital for investment in PBSA.

THE BUSINESS MODEL

  • Targeting the National Student Financial Aid Scheme (NSFAS) market

INVESTMENT STRATEGY

SASAII aims to raise R2.0bn (US$134m) of commitments in 2021 to build a strong portfolio of PBSA assets in South Africa with an exit strategy of listing a PBSA-focused REIT in 5 to 7 years or a trade sale.

Investments will be made through Special Purpose Vehicles (SPVs), which will hold the assets and raise additional

development capital from banks (debt) or via joint ventures with third parties under undivided property interest arrangements.

Eris, in addition to its role as Investment Manager, will be responsible for the development of the Greenfield PBSA assets and their day-to-day property management.

Units on Cape Station – 3 085 bed

The purpose built student residence is configured in 4, 3 and 1 bedroom apartments whereby every student has their own lockable bedroom. Every apartment is complimented by its own kitchen and ablutions. The residence includes extensive lounge areas for students to relax and socialize in, dedicated quiet zones for studying as well as exciting outdoor activity areas such as fives football and action netball/baseketball! A dedicated cinema provides entertainment for movie nights which is further complimented by dozens of TV lounges scattered throughout the building.

The new precinct is located on the forecourt of the Cape Town Station fronting onto Adderley Street, which impressively is within a 1km radius of 30 tertiary education institutions. The largest of these is CPUT’s (Cape Peninsula of Technology) District 6 Campus, home to approximately 16,000 students.
